Three South Jersey Office Buildings Hit Market for Nearly $42 Million

Cherry Hill, Mount Laurel office buildings list for $42M combined

Three South Jersey office buildings have hit the market with a combined asking price of $41.73 million.

The portfolio includes two Mount Laurel properties and one Cherry Hill building. Together, the assets contain more than 315,000 square feet of office space.

Notably, each building is approximately 90% leased. That occupancy provides a strong foundation as South Jersey’s broader office market continues adjusting.

New York-based Zamir Equities owns the three properties. The company acquired the buildings from Brandywine Realty Trust during 2015 and 2016.

The portfolio includes LibertyView in Cherry Hill, Atrium I in Mount Laurel, and Executive Plaza in Mount Laurel.

At the time, LibertyView traded for $17 million. Meanwhile, Atrium I sold for $11.3 million and Executive Plaza traded for $9.52 million.

The current combined asking price represents a premium over those pre-pandemic acquisition prices. This approach differs from broader office trends, where many properties have faced valuation pressure.

All three buildings were constructed between 1987 and 1990. However, their strong occupancy could help distinguish them from office properties struggling with significant vacancies.

South Jersey’s suburban office market continues to evolve as tenants reconsider space requirements and workplace strategies. Still, well-leased properties can offer investors stable income and opportunities for long-term value.

The listings will test investor appetite for established suburban office assets with strong occupancy across the South Jersey market.
