
Plans for Camden’s 25-story Beacon Building have shifted, potentially accelerating construction of the major downtown office development.
The proposed 500,000-square-foot tower would become the largest office building in South Jersey.
Initially, developers planned the Beacon Building for a surface parking lot at 540-552 Federal Street.
However, the tower will now rise at the existing Walter Rand Transportation Center site at 2-100 South Broadway.
An adjacent one-story commercial property will also become part of the development site.
Meanwhile, the new Walter Rand Transportation Center will move to the Federal Street parking lot.
The Camden County Improvement Authority acquired that property earlier this year for $4.7 million.
Previously, plans called for constructing a temporary transportation center before beginning work on the office tower.
The revised approach eliminates that temporary facility. As a result, the overall development timeline could accelerate by approximately one year.
The Beacon Building was announced in early 2025 as part of the broader Walter Rand Transportation Center redevelopment.
New Jersey previously committed $250 million toward the transportation center project in 2021.
Beyond its size, the Beacon Building could bring significant new office activity to downtown Camden.
Cooper University Health Care plans to occupy space within the completed tower. Camden County also expects to establish a presence there.
Additionally, nearby universities and other businesses could become future tenants.
The development would further strengthen connections between Camden’s healthcare, education, government, and transportation infrastructure.
Furthermore, positioning the office tower at the existing transportation center creates a prominent transit-oriented development opportunity.
The revised plan could now move the project forward faster while reshaping a key section of downtown Camden.
